I've heard great things about U-coat as well. It actually requires the floor to be damp, I believe, which means you're not dealing with drying time after cleaning it. But with all products, the key is the prep work!

Haven't moved yet. I wish I was moving closer to you guys.. The cookout was a blast

I'll be in the DE/PA area. It's about 4hrs from Richmond so that makes it 2-2.5 hrs from DC.

Someone in MD should have the second annual "Mid-Atlantic Mid-engine cookout". I could have it but the turnout will be less then last year

Keep me posted guys. maybe we could juts meet at a park or rec area in MD? Any state parks?

Painted floors are a pet peeve as I have 12 factories and they all seem to like pretty aisleways. We have tried just about everything under the sun and the really good stuff costs $3.50 a square foot installed. Putting sand in the mix makes it impossible to keep clean as you cant wash it, found this out the hard way(try cleaning sand paper).

But if you must paint your floor, use gray as it reflects light and is easier to keep clean. Once the paint is dry go to your local janitorial supply house and buy some nice hard epoxy type wax (cheap). It will protect the paint and is easy to repair as well as holds up to oil well. Personally I just wax the bare concete so it is easy to clean up, but then my garage is a pig-sty so you could never tell.

I did a 10,000sf service bay in epoxy and had to use methylene chloride (paint stripper) in 25 gallon buckets to clean the concrete and get out all of the previous goop. This was followed by pressure washing, acid etching, pressure washing, primer then the epoxy. It's all in the prep and the easy solutions don't last.
I also don't advise sitting in the paint stripper like I did when I slipped in the gel late one evening. I couldn't turn the hose on fast enough to relieve my melting A$$ crack. Be careful out there.
