Thanks did hold my breath a bit, the owner who passed was divorced about a a bit more than a year ago, he would have been in his late 60s/early 70s, and his daughter taking care of the estate. Had another Realtor before I talked to them about the and the buyer of the house offered $12500 for it after I had started working on it! Told the estate to tell him to bid on it and thankful that it went for double!!!
