Regarding commercial doors - I got this from TR and maybe it's changed, but he needed to run his door up at an angle to give more height, and I guess to get that lift (continued force required throughout the lift) he needed commercial - maybe he'll chime in.
I'll be running a 12/12 pitch roof with engineered trusses which will allow me quite a bit of attic space. So no can do what TR did with his garage. The compromise will be to forego a garage door opener on the side with the lift, and for the door to be closed with the car in the all up position.

I think one can have the door follow just about any wall/ceiling with the use of different drums for the cable. My standard door goes nearly straight up and I have a drum that keeps the spring torque constant whatever the door position. This photo was before the spring and drum was installed, but illustrates one option. My drum is a larger diameter when the door is down and the spring is wound tighter, and the cable rides on a smaller diameter when the door is raised which increases the torque of the unwound spring.

Update on the garage. After the foundation and slab were poured, ran into my first glitch. Montgomery County wants to inspect the footings and rebar placement prior to the pour. Concrete contractor is impatient, doesn't want to sit idle waiting for Mont. Co. inspector to show up, hires a third party inspector. I'm skeptical, but am asured they do this all the time. County is uber picky on inspection protocol. Must be done on their form with proper water marks and red ink. Of course this is comes as a complete surprise to clueless 3rd party inspector. Spend a day chasing down people and paper to make this right.

Ok, inspections done and passed, time to put up the structure. Late Dec. and three guys and a trailer with prefab panels that will be assembled into my garage show up. First day, walls, roof trusses and sheathing are up. Second day trim, and shingles are installed and they are done. Now, Sheds Unlimited offers a complete turnkey option where the entire exterior is finished. Siding, windows, doors, everything. I didn't go this route for a couple of reasons. First, Montgomery Co. wants to inspect the sheathing before house wrap, siding, etc. is applied to make sure the proper number of nails have been correctly placed. Second, I wanted to put up a partial brick facade in the front, match the vinyl siding to my house and and put in better quality windows and garage doors. So that is where we are now. Concrete Contractor came back to do the brick work, Costco did the garage doors to match the ones on my house, and I installed the windows, off the shelf from Lowes. Been waiting on the vinyl siding to be delivered for three weeks now. That will complete the exterior except for landscaping. After the final inspection for the framing done from the county, I'll run the electric over from the house, wire the garage, and insulate and drywall.

Nice Build!!!

I had looked at Sheds Unlimited for garage also. However, my HOA requires buildings to be attached to house, so stick build was the only way for me and I did not have room for vestibule between a free standing garage and the house.

Same here in Loudoun. Contractor used a 3rd party inspector for the footer, walls and slab. However, framing inspections can only be done by a county inspectors.
