Add a third bay should be fairly reasonable cost wise. I have been toying with the idea of adding a 3rd bay to my 2-car side load garage. Especially if you don't take down the existing exterior wall that would become a interior wall.

Since your house is all brick, there are probably other challenges to doing that. In my case, I would remove the siding, the water table and replace with drywall.

Nothing a lvl and a sledgehammer cant fix

I'm glad I removed the wall between my new and old space, frees up a ton of space for access or just filling it with more stuff

When adding the third bay I recommend opening up the original exterior, now interior, wall as much as possible. This will give you room to open doors without a wall in the way, and generally makes for a much nicer space. I did this when adding my third bay and had an engineer help with the design. In the second picture the white horizontal section that spans the top of the newly opened wall contains an LVL beam that transfers all the added roof weight down to the slab footings.

Growing up we had a freestanding garage that was 2 wide and 2 deep.

Not quite enough room at the top of the driveway for another garage.


Punch a hole through the tree line at the top of the driveway and we have plenty of room.

Plenty of room for a second free standing garage but...





I’m certain that “she” would want to add a pool house etc. on top of a new garage

We are now into project creep...

Most of the older homes in the hood, like mine are tear downs, so a major project is ill advised.

Build one more car storage bay next to existing 2 car garage. Do not touch existing garage exterior wall.
Offset front and rear 6" to foot so don't have to splice walls. Use same pitch on roof and new roof will tuck under existing roof. This design will save $ because no f'ing with existing garage.
Use lvl ridge beam and 2x12 rafters to get cathedral ceiling. Install lift if need store a 4th car.
