Office lights are not HO and are normally purchased by price not quality. There is a difference in bulbs and ballasts. The lights in the Taj don't flicker at all. You can mix different florescent and incandescent 80%FL to 20% IC as measured in lumens and dial in almost any Kelvin rating you want.

Some Florescent lights will blink on and off 60 times a second. All are driven by 60 Hertz AC. Good ballasts and bulbs will flatten out the on off cycle.

Being a developer, I like the way you think.
We have 5 story building that is apporpreatly zoned on a commercial lot within a residential area. The zoning limit is 2 1/2 stories. So it was built into a hill and the grade mounded 1/2 story in the center of the front where it is measured for zoning purposes. The back is 5 stories 2 retail and 3 office. My old man was pretty good with these kinds of puzzels.
This was approved in the late 60's. The Montgomery County zoning codes are several inches thicker these days.

Go get um! Now you just have to hang your tool chests and work-benches and stuff on the outside of the building and you'll have 22x40 clear floor space! Sounds like a great plan! Make sure you get a tall door so you can pull your boat in on the trailer!
