There can be problems with cashier's checks even when they are totally up and up. I never dreamed that could happen. The guy who bought my sequioa -- nicest guy by the way -- gave me a cashier's check that later bounced (not due to lack of funds btw), which overdrew my account since I bought the club coupe right after depositing it and then LEFT THE COUNTRY. So here I am in another country with an overdrawn account (I have overdraft protection . . . but still).

So . . . be careful. Cashier's check is NOT the same as cash.
